Closing On A Home - Virtually?

Our world today has drastically changed in just a few weeks.  We've had to quickly pivot our way of doing things to accommodate this sudden change in how we do business.  That means we are all doing things a little differently and we've found some positive outcomes to what we've experienced so far!  Most of these outcomes will greatly benefit our customers and help better serve them in the weeks, months and years ahead.  With Real Estate being an essential need, here's a quick overview of what can you expect when buying or selling a home today, virtually:

  1. We partner with great Real Estate agents and they are letting us know that Virtual Showings are happening everyday with Buyers and homes are selling!  With the video and photography capabilities today, buyers are able to virtually walk through a home and zoom in and out and really see the home, the layout and features it offers without having to step foot in the house.  Our amazing partners said the best way for everyone to stay protected and safe is to utilize a virtual walk-through to narrow down a buyers options to the top 2 to 3 choices.  Once the search has been narrowed down, they will schedule a physical walk-through if possible (of course, following all of the CDC guidelines is a must when doing this).  Sometimes, that's not possible, so our Real Estate partners said they would contract on a home with an option to back out once their Buyer has been able to view the home in person.  
  2. Once you've found your home or, once your home is under contract, all of the documents can be signed digitally online between the Buyer and the Seller.  When you are purchasing a home there is typically no need for in person signatures for the contract.  Once a contract has been executed, Onward makes it easy by allowing you to upload the executed contract directly to us from our website www.onwardtitle.com
  3. After your contract has been signed by the Buyer and the Seller, there is typically Earnest Money that will need to be delivered to the Title Company and sometimes even an Option Fee that will need to be sent directly to a Seller.  Onward Title is fully set up to receive Earnest Money digitally so there is no worry of any check delivery or having to physically overnight the funds.  We also have solutions for our Real Estate Agent partners for electronic delivery of Option Fees to Sellers.  
  4. When it comes time for the final closing, Onward Title has made it very easy for you, and you have choices!  We have mobile notaries that can come directly to you, we have full online notary capabilities that our buyers and sellers can utilize (this is only for Buyers that have an online approved lender/mortgage company at this time), we also have drive through closing options available.  Whatever your preferred closing choice - we can deliver!
